This Property is located on Traci Lane just off South Washington Street DuQuoin, IL.  “Behind DuQuoin Family Restaurant and adjacent to Gate 3 of the DuQuoin State Fairgrounds”

The building is 40’x120’.  It is divided into two separate business areas.  The Laundromat/Office/Storage is “40’x55’” and is in the north section of the building.  The South section “40’x65’” of the building was being remodeled for a Bar/Night Club.  The building has separate utilities for each business.   Access is from Traci Lane and an easement from South Washington St “US 51”.

The Laundromat contains the following equipment,

If the laundromat equipment and real estate are sold separately.  The removal of the laundromat equipment is the buyer’s responsibility. The purchaser of the equipment will be responsible for any damage to the building resulting from its removal.

 

Terms on real estate: 6% buyers fee added to high bid to determine contract price.  10% non-refundable down payment of contract price due at auction balance due on closing. Closing to be approximately 60 days from auction date. Prospective buyers have 10 days prior to the auction to conduct lead-based paint test and inspections. Real estate being sold subject to acceptable bid. Sale not contingent on financing.

Cash or check No second party or counter checks, please.  Checks need to have information pre-printed.  Current Drivers license or photo ID required for a bidding number.  Nothing to be removed until settled for.  Neither owners nor auctioneers guarantee age or condition of equipment/merchandise.  Not responsible for accidents. 

Tool & Labor Requirements for Item Removal:
Removal shall be at the expense, liability, and risk of the purchaser. Buyer is responsible for all tools and labor required for the safe removal of their items. This includes the safe disconnection, dismantling, moving and removing the items within the specified times and dates.

Disconnecting Electricity- Any item purchased that requires disconnecting it from an electrical circuit is the responsibility of the purchaser(s) and shall be performed by a qualified electrician. The item will be disconnected at the nearest point of connection to the item. Wire nuts shall be placed on the disconnected wires and taped at the time of removal.

Announcements made at auction take precedence over printed material. Some items sold subject to an acceptable bid.  

Please Note: For their safety, minors will not be allowed in the area where items are being moved, dismantled, disconnected and removed.
