Online bidding only. To place a bid, bidders enter their “maximum” bid and click the “Place Bid” button. Each time that bidder is outbid by another bidder, the system will automatically bid on their behalf at the established bid increments up to their maximum. In the case of an auction with a reserve, if the max bid amount entered is less than the reserve, the system will place the bid at the max amount. Once the reserve is met, then the system will advance the bid (by the bid increments) only when the bidder is outbid by another bidder, up to the bidders max. The system will not advance a bidder’s own bid.
Registration is required to bid. All bidders must provide name, address, phone number, email address, and a credit card to register. Failure to complete the contract during the allotted time will result in the 10% down payment and Buyer’s Premium to be charged to the credit card provided at registration. By registering, all bidders acknowledge having read and agree to be bound by the Auction Terms and Conditions.
Sale is not contingent on financing. All arrangements need to be made prior to the auction.
10% non-refundable down payment (earnest money) is due by close of business the following day or within 24 hours of being notified by the auction service. Cash, check, or money order will be accepted. If an online bidder fails to submit the down payment and contract in the timeframe listed, the credit card on file will be charged the 10% down payment and buyer’s fee.
Buyer Premium Explanation:
A 6% buyer fee will be added to the high bid to determine the contract price. Example- If the high bid is 10,000.00, 6% will be added to the high bid amount = 10,600.00 contract price.
Buyer’s will enter into a contract at the conclusion of the auction. Arrangements must be made to complete the contract by close of business the following day or within 24 hours of being notified by the auction service. Failure to complete contract will result in the credit card on file being charged the 10% down payment and buyer fee.
Closing to be within 60 days of auction date.
Taxes will be prorated as of closing date.
All property is sold AS IS, WHERE IS with all faults. Property is being offered with reserve. Property is open to thorough public inspection on Monday, June 11th, 4-6 P.M.. It is the bidder’s responsibility to determine condition, age, genuineness, value or any other determinative factor. We recommend prospective bidders examine all items in which they have an interest. By placing a bid, either in person, by phone, absentee or via the internet, you signify that you have examined the items as fully as you desire to or that you have chosen not to examine them. If you are unable to personally inspect the property, it is your responsibility as a prospective buyer to inquire as to the condition before bidding. Condition information can normally be made available, upon request, within one business day. Any condition information made available is done so as a courtesy. It is only an opinion and should not be considered a statement of fact. Bidders who bid from off site and are not present at the live auction or preview understand and acknowledge that they may not be able to inspect the property as well as if they examined it in person.

The auctioneer is the sole determinate as to who is the successful bidder. Doerr Auction & Realty, Inc reserves the right to withdraw any property before the auction and shall have no liability whatsoever for the withdrawal of the property. Bid amounts are incremental. Doerr Auction & Realty, Inc will not be responsible for computer breakdowns, viruses, interruptions or programming errors. Under no circumstances will Doerr Auction & Realty, Inc’s liability exceed the purchase price of an item. Legal matters will be under Illinois jurisdiction in Jackson County.
